How to Get a For Sale by Owner Listing–LarsonEd

For sale by owners tell us that the major reason they try to sell without an agent is that they feel they are saving a commission. The #2 reason is related to a prior unpleasant experience with another agent.
So how do you convince a For Sale by owner that not only are agents in general a good idea but that having you specifically is the right choice for them?

1. Show the FSBO that working with you is in their best interests

Do this by preparing an FSBO packet that includes: a cover letter, what you need to know to sell your own home, your personal bio/brochure, company information, and the necessary forms to sell their own home. The information alone may show them that you know your stuff and they may not be as equipped as they thought to do it on their own.

2. Develop an approach to FSBOs that is comfortable to you

Make contact early, ask them about the property, and leave them the documentation necessary to sell.

3. Ask them questions:

a. Is your property priced properly?
b. Can you justify your price?
c. Are you reaching the right people?
d. Can you reach them again?
e. Can you weed out the “lookers”?
f. Will the prospect confide in you?
g. Do you understand financing?
h. Can you find hidden objections?
i. Are you always available?
j. Can you close a sale?
k. Can you sell their home?
l. Who will draft the documents?
m. Are you really saving the commission?

When it comes down to it, once you ask them some or all of these questions, the FSBO may realize that they really aren’t equipped to sell their own home, leaving you in a position to sell their property yourself.

4. Stop by early and often

An FSBO’s pride may get in the way of letting you take the property at first, but once they realize they aren’t cut out for it, make sure you are there to take it over.

Keep these techniques in mind when you are approaching a FSBO and they will be more likely to choose you as an agent when they’ve had enough.

Top 10 Prospecting Tips for Real Estate Agents: Part 1

Now that you know what prospecting is and why it’s important, we can get into the details of how exactly to prospect for clients. Most of these tips require no special talent, only a bit of effort and organization.

10. Add a note about prospects in your cell phone

This is a simple, easy-to-access way to store pertinent personal information about prospects. Some examples of notes you add to a client’s contact information might include: “Planned retirement in 2 years” or “Children are going to college” or “Just got promoted at work.” The key here is to let your prospects know that you remember them and you are ready to help them move homes after a big change. It all comes down to caring about people and what’s going on in their lives. Remember why you got into this field.

9. Have business cards on you at all times

Make sure the cards you carry are current and have up-to-date information. With a business card on you at all times, you can always be ready to wrangle in a prospect. You don’t want to be the person who is writing her contact information on napkins and scrap paper when you meet a potential client. Carry the card, make a friend, give them the card, sell their home.

8. Conduct a first-time home buyer seminar

These can take place in your local church, a recreation center, or any other local venue that will allow you to use their space. Churches, in fact, will often have child care available if you require it. The seminar can be simple: serve juice and cookies in the church and tell some prospective buyers about home ownership. If this isn’t your style, then there is no need to do it, but if you are willing to get out of your comfort zone, you can create an intimate relationship with prospects who will be likely to endorse you to others in the community.

7. Pay attention to the language people use

Analyze the language in FSBO ads and adapt your marketing presentation to fit the style of each prospect. You can garner tips from other agents if you have built relationships with them as well.

6. Smile when you pick up the phone

Experts say the simple act of smiling subtly alters your voice and manner and makes you more approachable. Standing while talking will also strengthen your voice. You could even record one of your calls to see how professional you sound and use that information to improve your conversations with prospective clients.

What is prospecting?
Prospecting is the daily discipline of seeking out people who may be interested in buying or selling real estate. In short, this means meeting and staying in contact with people. Without prospects you will never have an opportunity to apply your skills and knowledge as a real estate professional. A successful agent is always prospecting—whether you’re at your kid’s high school basketball game or at the grocery store—and a successful agent knows and accepts that different groups of people have different needs. If you are prospecting correctly, you will come into contact with substantially different political, social, philosophical, and economic views. Your capacity to find clients will be directly affected by your ability to be understanding and empathetic.

Why is prospecting necessary?
Prospecting is less a matter of getting listings and sales than it is a matter of developing sources for listings and sales. You need to be open to the opportunity to connect with people in all settings because you never know who is looking to buy or sell a home. And don’t disregard prospects because they aren’t currently on the market; get people’s contact information and keep in touch with them so when that time in their life comes when they need an agent, they can trust you. Prospects are the lifeblood of your career as an agent; without prospects, your business will dry up. Use imagination and commitment to build a wide sphere of influence through regular prospecting.

Why does prospecting scare most agents?
Agents are afraid to prospect because people tend to fear failure. This apprehension is perfectly natural; we don’t want to be embarrassed by a rejection. However, any successful person in any field will tell you that failure is a prerequisite to success. You can help overcome these fears through good planning. Prospecting for clients is a game of numbers that requires an organized and detailed plan, but if you follow through, you can increase your odds of success. Remember: you’re just getting out there and making connections with people as you make your way through everyday life. Have some fun, roll the dice, and meet some people even if it means you fail sometimes.

Naples Real Estate School information about real estate classes in Naples FL

Naples Real Estate School, Larson Educational Services, is a family-owned and operated professional education company. We are approved by the Florida Department of Business and Professional Regulation to offer the following Florida real estate courses online and in the classroom in our Fort Myers and Naples facilities.

•63 Hour Sales Associate Pre-License Course
•72 Hour Broker Pre-License Course
•45 Hour Sales Associate Post-License Course
•60 Hour Broker Post-License Course
•14 Hour Continuing Education Course

The Sales Associate Pre-License Course is required if you have not previously had a real estate license. The Broker Pre-License Course is required if are already licensed as a Sales Associate, have at least 2 years of experience, and wish to upgrade to the Florida Broker License.

After obtaining a Florida real estate license, you are required to complete post-licensing education prior to your first license renewal date. Your first renewal date will be between 18 and 24 months after your licensure date. The post-licensing education requirement is 45 hours for Sales Associate and 60 hours for Brokers.

After your first license renewal, whether a Sales Associate or Broker,  you must complete 14 hours of Florida Real Estate Continuing Education every 2 years for the rest of your real estate career.
