The New Southwest Florida Real Estate Market

FORT MYERS, Florida (October 30, 2013) – The Fed’s quantitative easing – the purchase of $85 billion in securities per month – has done its job of keeping the cost of borrowing money to a minimum. But what will happen when this influx of cash ceases? How will it affect mortgages and home sales? To understand these questions on quantitative easing, we must first understand what impact financing has on value and the overall market.

Overall, houses continue to be at all-time high levels of affordability. Prices are increasing, but buyers are coming into purchases with more income and cheaper financing. Also, there is no shortage of inventory in Southwest Florida. These factors make it easier for buyers to buy and agents to sell houses.

And once the quantitative easing ends? Likely the cost of borrowing will increase; in other words, mortgage rates will be higher. Likewise, as financing qualifications are already strict, the qualifying standards will toughen even more as all provisions of the Dodd-Frank Act come into full implementation on January 10, 2014. Also, house prices will continue to rise. All of these factors will combine to continue the trend toward renting rather than owning property in Southwest Florida for lower-income buyers, which means more opportunities for investors and property managers.

Higher-income buyers will have more choices in the market due to builders actively competing with features and financing for those who need it. As for housing prices? That will be up to the sellers and their real estate professional.

When can I take the UST?
The UST is available beginning on April 1, 2013.

If I fail the test the first time, how long must I wait to take it again?
If you do not pass the UST the first time, you must wait 30 days to retake it. If you fail it 2 times, you will then have to wait 180 days (6 months) before you can take it again.

What is the process to take the UST?

1. Log into the NMLS website and pay the $33 test fee.

When can I submit for license renewal through DBPR?
You will receive a License Renewal notice in the mail from the DBPR roughly 90 days (3 months) prior to your license renewal date. You are not allowed to renew your license before you receive the notice from the DBPR.

How much does it cost to renew my license?
The license renewal fee is $85 and is paid at the time you submit your license renewal request to the DBPR. You can either mail a check along with the notice you received in the mail, or pay by credit card online at www.myfloridalicense.com. Select “Renew Your License” at the top of the page.

When is the deadline to submit my renewal?
You must complete your Continuing Education and pay your renewal fee before your license expiration date (licenses expire on March 31 or September 30). If you do not complete the post-licensing education prior to your renewal date, your license will automatically go INACTIVE.

We’ve made some really exciting changes to the LarsonEd.com website. As we continue to see a rise in mobile web usage (tablets and smartphones), we decided to redesign the site to take into account the integration between the mobile and desktop user. Meaning we’ve added more graphics, more easy to click buttons and less text. To give you some insight into the mobile growth we’ve seen, in the last 60 days, 20% of our users were on a mobile device. For the same period last year, it was only 7%. We expect this rapid growth to continue for some time as web users continue to transition from traditional desktop devices to iPads, Nooks, Kindles and smartphones. Also, a huge shout-out is in order for the team at Internet Services Group (ISGFL.com) for helping to make this happen. They took my vision for the website changes and made it a reality. License Renewal Time 

It’s that time of year again when we start getting more phone calls and registrations for Continuing Education. ALL Community Association Managers (CAM) and many Real Estate Licensees need to complete Continuing Education courses and renew by September 30, 2012. Remember that if you’re, a Real Estate Licensee and do not complete your post-licensing requirement (45 Hours for Sales Associates and 60 Hours for Brokers) by your renewal deadline, your license will go NULL & VOID, meaning you won’t have a real estate license anymore. The only CAM licensees who are EXEMPT from CE are those who received their license AFTER October 1, 2010. All others need to do 20 Hours of CE. Also, Mortgage Loan Originators (MLO) need to do 8 Hours of CE by December 31, 2012. We have classes beginning this September. Do all Florida Community Association Manager licensees need to complete continuing education?
Yes, however, there is an exemption for those who received their CAM license between October 1, 2010 and September 30, 2012. If licensed between this period, you DO NOT have to complete continuing education, but you WILL need to renew the license and pay the license renewal fee.
What topics are covered in the 20 Hours of continuing education?
We include all the required topics and hours mandated by the DBPR to renew your CAM license. Course titles include:
·         The Association Budget – 4 CE Hours
·         How to Effectively Deal With Residents and Vendors – 4 CE Hours
·         Foreclosure and Insurance Update – 4 CE Hours
·         Operation of the Physical Property – 4 CE Hours
·         2011 Legal Update – 2 CE Hours
·         2012 Legal Update – 2 CE Hours

Can I take the CE courses at Larson Educational Services even if I don’t need the CE credit?
Absolutely! Our CAM CE courses are designed with the working CAM professional in mind. They are relevant to the current marketplace and are taught by experts in the industry.
What if I completed some continuing education courses in 2011, but I know I still need to do some more?
That is no problem. Our 20 Hours of continuing education is broken up into 6 separate courses that can be taken separately or together as a package depending on what you need:
·     10 Hours ($119)
·     18 Hours ($189)
·     20 Hours ($209)

How much does it cost to renew my Florida CAM license?
The renewal fee is $105 and is paid at the time of renewal.
When is the deadline to submit my renewal?
All Florida Community Association Managers must submit for renewal no later than September 30, 2012.
Do I need to complete 20 Hours of Continuing Education before I submit my renewal?
Yes. The DBPR requires that you complete your 20 Hours of Continuing Education prior to submitting for renewal.
Can I take a 20 Hour Continuing Education class in September and still renew my license by September 30, 2012?
Yes. When you take a class with Larson Educational Services, we upload your completed hours of education to the DBPR system at the conclusion of the course. Within 48 hours of your completed class, you can renew your license through the DBPR.
