Public speaking is a necessary skill for every professional, but real estate professionals especially must be adept speakers because garnering trust and confidence will help you increase your sales.

In this part we are going to focus on the eye and how successful public speakers present themselves visually.

The Eye Factor

  1. The first step to establishing trust and credibility is to “speak” to the listeners’ eyes. Choreograph what they SEE!
  • Dress appropriately. Concentrate especially around the face and the feet
  • Arrive at least 30 minutes early
  • Double check to be sure that supplies and equipment are in place and working
  • Use the wide felt-tipped markers (primarily blue and black) to write your name on the whiteboard
  • List the schedule on the board, including break times
  1. Upright posture and natural movement convey confidence. Stand tall with shoulders back and stomach in. Practice standing in the “ready” position – lean forward, flex knees, balls of your feet, hands and arms forward.
  • Exude confidence when you greet people. Look in their eyes
  • Make friends with the back row

  1. Smile a warm smile and use open gestures as you lay out the ground rules.
  • Start the presentation on time
  • Welcome the audience and introduce yourself. Answer the question “Why should I listen to you?”
  • Make sure everyone is “on the right plane”

About Larson Educational Services:

Family-owned and operated Florida real estate school Larson Educational Services has had its doors open in Fort Myers since November 2008, but the beginnings of the business date back to the 1970’s.

Rick Larson,  Larson Educational Services co-founder and manager, opened a real estate education company in 1979 in St. Paul, Minnesota, called PROSOURCE Educational Services. The business grew to include real estate, mortgage, appraisal, insurance, securities, contractor, home inspection and computer education.

In 2001, Rick, along with his partner, Joe Coyne, sold the business to Kaplan Professional Schools, a wholly-owned subsidiary of the Washington Post. 

He and his instructors have assisted more than 500,000 professionals to pass their exams and achieve their career goals in real estate, real estate appraisal, residential construction, insurance and mortgage loan origination. 

In 2007, two of Rick’s five sons, David and Brad Larson, approached Rick and talked of starting up a family-owned education company. The only place they talked of operating the business was in Southwest Florida where they had spent countless winter breaks vacationing from school.

After finding a great location to build two classrooms in  Royal Palm Square Shopping Center in Fort Myers in early 2008, Larson Educational Services offered its first Florida Real Estate Licensing class in November 2008, and has since added many new classes and has become very involved in all of the Southwest Florida communities. In March 2010, the Larson’s expanded by adding an additional classroom location at  Horseshoe Park of Commerce in Naples, just North of the Naples Municipal Airport, and in February 2011, the Larson’s began offering courses in Sarasota at the  SpringHill Suites, across the street from the Sarasota Bradenton International Airport.

Community Association Manager (CAM) Licensing Course

A Florida CAM License is required when managing an association of more than 10 units and/or has an annual budget in excess of $100,000. Types of properties that hire CAM License holders are mobile home parks, planned unit developments, homeowners associations, cooperatives, timeshares, condominiums, or other residential units which are authorized to impose a fee that may become a lien on the parcel.
Typical responsibilities of a Florida CAM Licensee are:
  1. controlling or disbursing association funds;
  2. determining how or when to prepare budgets or other financial documents for an association;
  3. determining how or when to provide notice of meetings or to conduct association meetings;
  4. maintaining and/or having authorization to spend association petty cash;

Can you believe it is April already? We’ve already made it 1/4 of the way through the year!

We just wrapped up another real estate license renewal period this week (it ended on March 31) and it is always a very busy time for our staff because of all the online classes being completed and all of the exams being graded. One thing we hear from customers time and time again regarding Post-Licensing and Continuing Education is “I wish I would have done it sooner.” Some of the coursework requires the passing of an exam to get the class credit and waiting until the last minute can cause a lot of stress.

In fact, if you are a real estate sales associate or broker renewing your license for the first time, you need to pass an end of course exam to complete the Post License Education Requirement. However, if you fail the exam, you must wait 30 days to take it again. If you wait to take this course during the same month as your license renewal date and then are unable to pass the exam, your license could go NULL and VOID. The good news is we have a very, very high success rate in our classroom course since we include exam prep in your tuition, but make it easier on yourself and get it done early.

After you obtain your Florida Real Estate License, you must complete post-licensing education prior to your license renewal date. Your license renewal date is between 18 and 24 months after you receive your initial Florida Real Estate License.

 If you have a Sales Associate license, you must complete 45 hours of post-licensing education. If you have a Broker license, you must complete 60 hours of post-licensing education.

We offer the 45 Hour Sales Associate and 60 Hour Broker Post-License Education in a format that fits your busy schedule. You can complete the education in our classroom or online. If you have any questions about when your license renewal date is or if you have yet to obtain a Florida Real Estate License, please click an option below.

How do I renew my license once I have completed the Real Estate Post-License Education?

Larson Educational Services will submit proof to the Department of Business and Professional Regulation (DBPR) that you completed our course when you have attended all 45 Hours for Sales Associates and 60 Hours for Brokers and passed your school exam.

Post-Licensing Courses

As a newly licensed Florida real estate professional, you are required to complete post-licensing education prior to your first license renewal date. Depending on when you received your license, your first renewal date will be between 18 and 24 months after your licensure date. The post-licensing education requirement is 45 hours for Sales Associate and 60 hours for Brokers.

Failure to complete the post-licensing education prior to your first license renewal date will result in your license going Null & Void. We recommend completing this requirement within the first 6 months after obtaining your license. Do not wait until the last minute!

How to Renew a Florida Real Estate License

What is my post-license education requirement?
Anybody who obtains a Florida Real Estate Sales Associate License must also complete 45 Hours of post-licensing education.
Anybody who obtains a Florida Real Estate Broker License must also complete 60 Hours of post-licensing education.
The education must be completed prior to your first license renewal date. Depending on when you obtained your Sales Associate License, your renewal date will either be March 31 or September 30.

How much does it cost to renew my license?
It will cost $64 for Sales Associates and $72 for Brokers to renew your license on the DBPR website – www.myfloridalicense.com.
How do I renew my license once I have completed the Post-License Education?
Florida real estate school Larson Educational Services is required to notify the DBPR within 30 days of course completion. You will receive a Certificate of Completion at the conclusion of each course and we report completion to DBPR electronically on Monday, Wednesday and Friday of every week. If you completed an online or correspondence course with us, we will notify you by email with a Certificate of Completion and record of your hours being reported to DBPR.
Prior to your initial license expiration date, you will need to click on the link below and follow the directions to renew your license.
Must I pass an exam in order to complete my post-license requirement?
Yes, in addition to completing post-licensing education, you must also pass a closed book, multiple-choice school exam.
Can I take the 45-Hour Post-License Education for Sales Associates prior to getting my real estate license?
No, you must first complete 63 Hour Sales Associate Pre-Licensing education and pass the Florida Real Estate Sales Associate Exam prior to completing the 45-hours of post-license education.

How do the Florida Real Estate Post-Licensing Classroom Courses differ from the Post-Licensing Online Courses?
The difference between classroom education and online education is quite significant. With our classroom courses you will be taught by professionally trained instructors who are not only experts in the real estate industry, but they also understand how to prepare you for success on the exam. In a classroom setting you are able to ask questions, get clarification on subject matter that you may not understand, network with other professionals and HAVE FUN!
We understand that “going back to school” is not at the top of your to-do list, so we make sure you have a comfortable learning environment that is geared toward your comfort, and our interactive and energetic instructors make sure you have an enjoyable experience. Our reputation for high-quality classroom experiences is the reason why we are the market leader in Florida real estate education.
The online courses are geared toward those individuals who are unable to attend our classroom courses due to geographic location, physical hardship or are very comfortable in an online learning environment. Online learning is not right for everyone, but it can be a very convenient way to complete the required education. Keep in mind, however, if you do choose to complete the education in our online format, that it is up to you to determine when and where you will proceed through the course, as opposed to the classroom course where the schedule is already laid out for you and our instructors will tell you how to proceed through the course material.

I was unable to complete the post licensure education prior to the expiration date due to a physical disability. What should I do?
61J2-3.020 (9) The Commission may allow an additional 6-month period after the first renewal following initial licensure for brokers and sales associates who come under the definition of a hardship case as defined in rule 61J2-3.013 (2). “A hardship case is defined as a case wherein a person desiring to take the Commission prescribed courses cannot, by reason of a physical disability, attend the place where the classes are conducted…The Commission shall require said request in writing supported by statements of doctors and other persons having knowledge of the facts.”
If you are a licensee that has a personal medical hardship and you are required to complete post license education, you may request an extension in writing to:

Please include a letter from your physician stating length of time you have been experiencing the issue and how long they anticipate you will be incapacitated.
Is anyone exempt from the post licensure education requirement?
No. Every Florida Real Estate Sales Associate is required to complete the 45 hr post license requirement.
What happens if I fail my post-licensing end of class examination?
If you fail your post-licensing end of class examination, whether you are a Sales Associate or Broker, you must wait 30 days before you are allowed to re-test. If you fail a second time, you must re-attend the course in its entirety.
What happens if I do not complete the Florida Sales Associate 45 Hour post-licensing requirement prior to the initial expiration date?
The license of any Sales Associate who does not complete the 45 Hour post-licensure education requirement is considered NULL & VOID. If you want to ever operate as a licensee again, you will need to repeat the 63 Hour Sales Associate Pre-License Course and pass the state examination.
What happens if I do not complete the Florida Broker 60 Hour post-licensing requirement prior to the initial expiration date?
The license of any Broker who does not complete the 60 Hour post-licensure education requirement has a 6 month time period from their renewal date where you can revert back to a Sales Associate license. If you do not revert back to a Sales Associate license during that 6 month time period, your license will be considered NULL & VOID. If you want to ever operate as a Broker again, you will need to repeat the 72 Hour Broker Pre-License Course and pass the state examination.
I’m an attorney and I want to obtain a Florida Real Estate Sales Associate license. What education do I need to complete?
As an active Florida attorney in good standing with the Florida Bar, you are exempt from completing the 63-Hours of Florida Real Estate Sales Associate Licensing, but you are required to complete 45-hours of post-license education before your first license renewal.
