5 Networking Tips for Real Estate Agents

Networking is one of the most important parts of building your business as a real estate agent, yet many professionals fail to increase their sphere of influence on a consistent basis. This is not the business for introverts. Utilize these 5 simple networking tips for real estate agents to help flesh out your list of prospects and clients.

1. Stay off your phone

Sure, you’ll need to use your phone when it comes to emailing, calling, and texting clients and prospects, but when you find yourself at a trade show or other networking opportunity keep your eyes up. By simply talking to people, eliciting information, and keeping off your phone you can set yourself ahead of other agents. Listen to people. And be sure to get their cards and follow up.

2. Keep notes

When you get information about a new contact, add notes in your phone. Reference that information when you follow up so they know that you not only listened to them when you met, but you also cared enough to remember details about your conversation.

3. Have fun

No, you shouldn’t go out of control on the open bar, but there’s no reason you shouldn’t be laughing and smiling when you’re meeting new people. Everybody gets nervous at networking events, so you can set yourself apart by being present and outgoing. Take a breath, notice something funny about the venue, and make a situational comment to your neighbor and you’ll be laughing in no time.

4. Don’t try to close a deal immediately

Few things put people off more than pushy salesmen. You’re not using a networking event to “hit on” potential clients or business people you think could become a part of your sphere of influence. You’re only setting the ground work for a relationship that may or may not yield a business partnership. Don’t be too quick to put pressure on your new contacts.

5. Get out of your comfort zone

It’s great if you see someone you already know at a networking event. Make sure you say hello to them and connect for a few minutes, but be sure to break off and meet some new people. You aren’t doing you or your friend any favors if you only talk to each other the entire time. Seek out someone who looks shy and say hello. Before you know it you’ll be making new friends and increasing your sphere of influence.

The reason most often cited by owners who were unhappy with the listing agent is not the failure of the agent to secure a buyer; it’s failure of the agent to communicate with them after the listing is signed.

  1. Sellers want you to add value by providing much more than the sellers could do on their own.

If they could have found that extra value on their own then what do they need you for?

 

  1. Sellers want you to look at the entire situation and give good advice.

A nice brochure shows that you’ve done your homework on the property and that you’re prepared to present their listing to potential buyers in the most professional way possible.

We get it, you became a real estate agent because you love to talk. But here’s a nugget of harsh truth: sometimes you have to listen as well. In fact, your entire career depends on your listening skills. Otherwise, how will you understand your clients’ needs and make all those sales? (Hey, at the very least try to pretend to listen.)   1. Fight distraction and bad listening conditions.

Have you ever been out with friends and everyone is sitting at the table, faces turned down, with the blue glow of their cell phone illuminating their dead countenance? Don’t be that person. Put your phone on silent and give other people your full attention.

Come on, man. Just talk to the people you’re with.

  1. Show patience and don’t interrupt.

A pause doesn’t necessarily mean that the speaker is finished talking. Sometimes people are just looking for the right word or articulating their own thoughts to themselves before telling them to you. There are few things more frustrating in a conversation than feeling like you can’t pause for fear of being interrupted. Silence is one of your most underutilized conversational tools.

 

  1. Listen between the lines.

If you take everything a person says at face value, then you’ll miss the majority of the information they make available to you. People often (unintentionally) hide their true thoughts or motives in the lines between their words.

 

  1. Clarify what you are hearing.

Don’t be afraid to ask the other partner to put their thoughts into other words for your own understanding. While people often find it annoying when they’re interrupted by someone who only wants to talk about themselves, most people don’t mind being interrupted for a clarifying question; it shows that you care.

 

  1. Watch for changing tone or volume of the speaker’s voice, facial expressions, gestures, and word emphasis.

These physical changes can signal emotional changes in the speaker’s mind. Pay attention to the conversation points at which these changes happen in order to better understand the speaker’s thought process, even if they are not explicitly telling you what they are thinking.

After you obtain your Florida Real Estate License, you must complete post-licensing education prior to your license renewal date. Your license renewal date is between 18 and 24 months after you receive your initial Florida Real Estate License.

 If you have a Sales Associate license, you must complete 45 hours of post-licensing education. If you have a Broker license, you must complete 60 hours of post-licensing education.

We offer the 45 Hour Sales Associate and 60 Hour Broker Post-License Education in a format that fits your busy schedule. You can complete the education in our classroom or online. If you have any questions about when your license renewal date is or if you have yet to obtain a Florida Real Estate License, please click an option below.

How do I renew my license once I have completed the Real Estate Post-License Education?

Larson Educational Services will submit proof to the Department of Business and Professional Regulation (DBPR) that you completed our course when you have attended all 45 Hours for Sales Associates and 60 Hours for Brokers and passed your school exam.

Prior to your initial license expiration date, you will need to click on the link below and follow the directions to renew your license.

Post-Licensing Courses

As a newly licensed Florida real estate professional, you are required to complete post-licensing education prior to your first license renewal date. Depending on when you received your license, your first renewal date will be between 18 and 24 months after your licensure date. The post-licensing education requirement is 45 hours for Sales Associate and 60 hours for Brokers.

Failure to complete the post-licensing education prior to your first license renewal date will result in your license going Null & Void. We recommend completing this requirement within the first 6 months after obtaining your license. Do not wait until the last minute!
