After you obtain your Florida Real Estate License, you must complete post-licensing education prior to your license renewal date. Your license renewal date is between 18 and 24 months after you receive your initial Florida Real Estate License.

 If you have a Sales Associate license, you must complete 45 hours of post-licensing education. If you have a Broker license, you must complete 60 hours of post-licensing education.

How do I renew my license once I have completed the Real Estate Post-License Education?

Larson Educational Services will submit proof to the Department of Business and Professional Regulation (DBPR) that you completed our course when you have attended all 45 Hours for Sales Associates and 60 Hours for Brokers and passed your school exam.

Post-Licensing Courses

As a newly licensed Florida real estate professional, you are required to complete post-licensing education prior to your first license renewal date. Depending on when you received your license, your first renewal date will be between 18 and 24 months after your licensure date. Step 3. Pass the SAFE Act Tests

You are required to take and pass the SAFE Act Tests – the National Component with Uniform State Test (UST) and the State Specific Component for each state you wish to originate in. Our recommendation is to complete the State Specific Component first and then the National Component. Scores of 75% or better are required to pass the SAFE Act tests.
  • TEST ENROLLMENT: First you must create a TEST ENROLLMENT on the NMLS website. You will pay a $110 fee for the National Test with Uniform State Test (UST) and a $69 fee for the State Specific Test upon the enrollment. Creating the enrollment is what will give you permission to schedule the test.

How To Submit MU4 Application 

  • FEES: You must pay a $195 nonrefundable application fee, a $20nonrefundable Mortgage Guaranty Trust Fund fee and a $60 NMLS processing fee when you apply.
  • CREDIT REPORT: You are required to authorize a credit report with the submission of your MU4 Application. The cost of the credit report is $15.

  • FINGERPRINTS and CRIMINAL BACKGROUND CHECK: You are required to have your fingerprints scanned electronically at an NMLS-authorized fingerprint vendor for an FBI Criminal Background Check (CBC) with the submission of your MU4 Application. The cost of the CBC is $39.

During your license approval process, you can view the status of an existing Criminal Background Check (CBC) request or retrieve a copy of your CBC Certificate.

You may view the status of your MU4 Application and review any deficiencies that your state regulator has set. A deficiency is placed by the state regulator to notify you of any missing information that is still required in order to issue a licensing decision.Each time the status is updated by the Regulator in NMLS, you will receive a system generated email indicating the status change.

What is my post-license education requirement?
Anybody who obtains a Florida Real Estate Sales Associate License must also complete 45 Hours of post-licensing education.
Anybody who obtains a Florida Real Estate Broker License must also complete 60 Hours of post-licensing education.
The education must be completed prior to your first license renewal date. Depending on when you obtained your Sales Associate License, your renewal date will either be March 31 or September 30.

How much does it cost to renew my license?
It will cost $64 for Sales Associates and $72 for Brokers to renew your license on the DBPR website – www.myfloridalicense.com.
How do I renew my license once I have completed the Post-License Education?
Florida real estate school Larson Educational Services is required to notify the DBPR within 30 days of course completion. You will receive a Certificate of Completion at the conclusion of each course and we report completion to DBPR electronically on Monday, Wednesday and Friday of every week. If you completed an online or correspondence course with us, we will notify you by email with a Certificate of Completion and record of your hours being reported to DBPR.
Prior to your initial license expiration date, you will need to click on the link below and follow the directions to renew your license.
Must I pass an exam in order to complete my post-license requirement?
Yes, in addition to completing post-licensing education, you must also pass a closed book, multiple-choice school exam.
Can I take the 45-Hour Post-License Education for Sales Associates prior to getting my real estate license?
No, you must first complete 63 Hour Sales Associate Pre-Licensing education and pass the Florida Real Estate Sales Associate Exam prior to completing the 45-hours of post-license education.

How do the Florida Real Estate Post-Licensing Classroom Courses differ from the Post-Licensing Online Courses?
The difference between classroom education and online education is quite significant. I was unable to complete the post licensure education prior to the expiration date due to a physical disability. What should I do?
61J2-3.020 (9) The Commission may allow an additional 6-month period after the first renewal following initial licensure for brokers and sales associates who come under the definition of a hardship case as defined in rule 61J2-3.013 (2). “A hardship case is defined as a case wherein a person desiring to take the Commission prescribed courses cannot, by reason of a physical disability, attend the place where the classes are conducted…The Commission shall require said request in writing supported by statements of doctors and other persons having knowledge of the facts.”

Is anyone exempt from the post licensure education requirement?
No. Every Florida Real Estate Sales Associate is required to complete the 45 hr post license requirement.
What happens if I fail my post-licensing end of class examination?
If you fail your post-licensing end of class examination, whether you are a Sales Associate or Broker, you must wait 30 days before you are allowed to re-test. If you fail a second time, you must re-attend the course in its entirety.
What happens if I do not complete the Florida Sales Associate 45 Hour post-licensing requirement prior to the initial expiration date?
The license of any Sales Associate who does not complete the 45 Hour post-licensure education requirement is considered NULL & VOID. If you want to ever operate as a licensee again, you will need to repeat the 63 Hour Sales Associate Pre-License Course and pass the state examination.
What happens if I do not complete the Florida Broker 60 Hour post-licensing requirement prior to the initial expiration date?
The license of any Broker who does not complete the 60 Hour post-licensure education requirement has a 6 month time period from their renewal date where you can revert back to a Sales Associate license. If you do not revert back to a Sales Associate license during that 6 month time period, your license will be considered NULL & VOID. If you want to ever operate as a Broker again, you will need to repeat the 72 Hour Broker Pre-License Course and pass the state examination.
I’m an attorney and I want to obtain a Florida Real Estate Sales Associate license. What education do I need to complete?
As an active Florida attorney in good standing with the Florida Bar, you are exempt from completing the 63-Hours of Florida Real Estate Sales Associate Licensing, but you are required to complete 45-hours of post-license education before your first license renewal.

1. Register for class

63 Hour Sales Associate Pre-License Course – $359 tuition includes your course materials and a 1-year enrollment term in the classroom course. $245 tuition for the online course.

72 Hour Broker Pre-License Course – $459 tuition includes your course

materials and a 1-year enrollment term in the classroom course. $275 tuition for the online course.

2. State Application

**NOTE: We recommend completing these steps BEFORE you start your class to expedite the approval process.**

a. Submit a license application to the Department of Business and Professional Regulation. On the application you will share information about yourself and include a fee of $89 ($97 for broker applicants) payable to the DBPR. You can apply online or print a paper application.

NOTE: If you are not a Florida resident, you are required to submit a paper application.

b. Register for electronic fingerprinting
Florida requires electronic fingerprints be taken in order to run a criminal background check. To make a reservation contact the PearsonVUE customer support center at 1.877.238.8232 to select a date and time that is convenient for you. Cost of fingerprinting is $53.50.

If you are asked for the “ORI” number at any time during the fingerprint process, use “FL920010Z“. This is how the fingerprinting company knows your fingerprints are for the Florida Real Estate License.

NOTE: PearsonVUE will notify you by mail when your application has been approved (generally 10-30 days). This approval allows you to schedule the state exam – view Step 4 below for how to schedule.

3. Attend Class

A passing score of 70% is required on the school final exam. All applicants are required to satisfactorily complete this course prior to taking the state examination. Your Course Completion Certificate is valid for two (2) years from the date of issuance. Larson Educational Services is a Florida approved Real Estate School (License #ZH1002299).

4. Pass the State License Exam

Once approved for the state exam, you will be notified via email that you are able to schedule with PearsonVUE. Scheduling can be completed by calling 1.888.204.6289 or visiting PearsonVUE.com. When making a phone reservation, use Pass Code “2262”.

When making an online reservation, you must first select your testing program, which is Florida Real Estate & Appraisers, then either Create a New Account or login into your account if you already have one. 5. Activate the License

You must activate your real estate license through a Florida licensed real estate broker or owner/developer. The broker can go to www.myfloridalicense.com on the sole proprietor personal account, or the corporate account, whichever applies, OR print and submit the DBPR RE 11 form. Your license will remain inactive until it is activated by a real estate broker.

How to Pass Your Florida Mortgage Loan Originator Exams

As a result of the SAFE Act of 2008, every loan originator in Florida needs to pass 2 exams: the comprehensive 125 question national exam with UST and the 65 question Florida state specific exam.

If you’ve taken pre-licensing courses from anyone other than Larson Ed then you haven’t been adequately prepared for test questions about Florida’s unique laws. 20-hour SAFE comprehensive courses don’t cover it, online courses don’t cover it, only Larson Educational Services teaches it.

In order to learn the information necessary to pass the state exam, you need access to hundreds of sample questions, immediate feedback, and explanations covering the content you’ll see on test day. Then, when it’s time to take the exams, remember these 5 tips for getting a passing score.

1. Take your time.

You have three and a half hours to answer the questions, which means there is no need to rush. Just take a deep breath and trust your preparation.

2. Read all the darn questions…2 times.

It’s too easy to skip over key words in the question. Our brain has this nasty habit of filling in the the blanks of sentences when we haven’t even seen every word. For example, did you notice the repeated word “the” in the last sentence? Give yourself a chance of getting the questions right by reading them each 2 times.

3. Read all the darn answers…2 times.

Before choosing an answer – even if you are 100% positive it’s right – read through all the choices. It may be that you have prematurely selected a response that is correct, but there could be another answer that is more correct. If you fail to read through all the answers there’s a chance you may mark the wrong one.

4. Longer is better.

If you come to a question that has you completely stumped, usually the longest choice is the most likely to be correct. This is not a hard rule of thumb, but rather an indicator to go off of when you don’t have any idea what the answer could be.

5. Treat each multiple choice question as 4 true-false questions.

Each multiple choice question will have 4 answers, each of which you should regard as a true-false question. This will help you ensure that you aren’t missing any details when responding to each question.

FREQUENTLY ASKED QUESTIONS
When can I submit for license renewal through DBPR?
You will receive a License Renewal notice in the mail from the DBPR roughly 90 days (3 months) prior to your license renewal date. You are not allowed to renew your license before you receive the notice from the DBPR.

How much does it cost to renew my license?The license renewal fee is $85 and is paid at the time you submit your license renewal request to the DBPR. You can either mail a check along with the notice you received in the mail, or pay by credit card online at www.myfloridalicense.com. Select “Renew Your License” at the top of the page.

When is the deadline to submit my renewal?
You must complete your Continuing Education and pay your renewal fee before your license expiration date (licenses expire on March 31 or September 30). If you do not complete the post-licensing education prior to your renewal date, your license will automatically go INACTIVE.

I have already completed some of my continuing education and only need a couple more courses. Can I complete individual courses at Larson Educational Services?
Yes. We have very flexible schedule with our timely and educational programs. You can attend our courses in 3 and 4 hour segments based on the topic of your choosing and tuition is only $28 per topic. CLICK HERE to view our online schedule.

Do I need to pass an exam?
No, as long as you complete the course in the classroom there is no exam. However, if you complete the course in an online format or through correspondence, you will need to pass a 30 question final exam. CLICK HERE for information about our online and correspondence courses.
