5 Little-Known Techniques for Effective Goal-Setting

5 Little-Known Techniques for Effective Goal-Setting

Florida Real Estate School

Every top real estate agent (as well as top performers in any industry) must necessarily be goal-oriented. In fact, these high-achievers share some similarities in how they set their goals as well.

Here are a few important and similar qualities that exist in the goals of real estate’s top producers:

  • They know what they want and they simply go after it.
  • They set moderate, attainable goals and take only calculated risks.
  • They know how to manage time and arrange priorities.
  • They look for accurate, constructive feedback.
  • They incessantly seek knowledge.
  • They display more self-confidence than they actually possess.

The first step to effective goal setting is to know what you want to accomplish or attain. There are many different types of goals; they could pertain to your career, personal life, health or well-being, family, faith, or your financial situation. Begin by identifying your desired result, then work backwards to determine the steps to achieve that result.

In the process, make sure your goal is:

Attainable. Goals must be reachable to be believable.

Measurable. Goals must be specific and able to be measured in some way.

Relevant. Goals must have value to you in order to make the effort worthwhile.

In Writing. Goals must be reduced to writing for clarity and commitment

Time-bound. Goals must have a specific and committed time frame.

Make sure your goals are realistic

Once your goal is set, follow the PREAM method:

Post. Write it down.

Review. Check your plan and revise if necessary.

Evaluate. Determine if you are on the right track.

Adjust. Change your activities if necessary.

Monitor. Measure your progress.

Creating measurable objectives. Objectives are measurable milestones that lead toward achievement of a larger goal. They are identified when you create your plan to accomplish your goal.

What Real Estate Agents Need to Know About Emerging Technology

What Real Estate Agents Need to Know About Emerging Technology

Florida Real Estate School

In this post, you’ll learn how to launch yourself into the NOW and FUTURE technology era. You’ll also learn how to interact more efficiently and communicate more effectively, which can help you provide better service to your customers and clients.

As always, buyers want to buy for the lowest price possible within their price range, and sellers want to sell for the most highest price possible, in the shortest possible time, with the least inconvenience.

But even though the consumers’ goals have remained the same for decades, they are no longer the consumers our real estate system was designed to serve. Today’s first-time buyers are DIGITAL NATIVES who represent the first generation to grow up with computer technology.

Who are the Digital Natives?

  1. Computer games, email, the Internet, Facebook, smartphones and texting are integral parts of their lives.
  2. They think and process information in a fundamentally different way than their predecessors
  3. They are used to receiving information really fast
  4. They like to parallel process and multi-task
  5. They prefer their graphics before their text rather than the opposite
  6. They function best when networked

Florida real estate school

Those who were not born as natives, but instead have adopted many or most aspects of the new technology, are DIGITAL IMMIGRANTS.

Who are the Digital Immigrants?

  1. They may not appreciate the skills that the natives have acquired
  2. They speak a different language (or the same language with a discernible accent)
Florida real estate school

Given these traits of Digital Natives and Digital Immigrants, real estate agents could be classified as DNA, DIA, or DOA:

DNA = Digital Native Agents

DIA = Digital Immigrant Agents

DOA = Digital Oblivious Agents

The DOA group were once the guardians and only source of information, but in today’s market information and property availability is much more accessible

So consumers are seeking more than simply information from agents: consumers expect real estate professionals to be technologically adept; they may not work with someone who is not.

8 Common Causes of Inflated Home Listing Prices

8 Common Causes of Inflated Home Listing Prices

Florida Real Estate School

Sure, we all want to get the most bang for our buck when selling a client’s home. But there are a few common pitfalls that cause both sellers and agents to overvalue their properties. Be careful to avoid these 8 common causes of inflated home prices to more accurately assess your client’s home value.

  1. Over improvement

Improvements should be made for enjoyment, not just resale. A seller cannot add an item to a home, select it to their style, use it, and then expect a buyer to pay the original cost.

  1. Maintenance vs. Improvement

A new roof on a 25-year-old home is not an improvement, it is maintenance! Adding a third stall to a two-car garage is an improvement.

  1. Need

An owner’s need for money does not increase the value of the home. Would you pay $5000 more for your next home because the owner needed $5000 more?

  1. Paying more for next house

Values are location specific. High values in the destination do not increase the value of the existing home. Whether you are moving to New York or Alabama, there is no effect on the price of your current home.

  1. Lack of factual data

Base the opinion of value on recent documented sales, not neighborhood gossip. Neighbors can be heard saying, “They got their price.” When in fact, they did get their price, but may have paid $3000 in closing costs for the buyers or $5000 on replacing carpet.

  1. “We can always come down”

Some buyers may offer low, but they will do that at ANY price. Sellers are more likely to successfully negotiate to a fair sale price if the original offering is not over-inflated.

  1. Ego pricing

This is the notion that “My house is better than all those other homes.” The seller may indeed have a superior property, but don’t let their nostalgia get in the way of accurate pricing. It’s also critical to adjust where the home is not superior, too.

  1. Location, location, location

The golden rule of real estate. Price, terms, condition, and marketing can all be changed. Location will remain the same.

Be careful to avoid these 8 common pitfalls that cause sellers to have an inflated sense of home worth.

Keys to Effective Branding Strategies for Real Estate Agents

Florida Real Estate School

Your personal brand is a name, term, design, symbol, or any other feature that identifies your services as distinct from those of other sellers. In short, your BRAND is your IDENTITY. What are some ways in which your brand is delivered to buyers, sellers, your sphere of influence, target market, and other agents? Florida real estate school Larson Educational Services has the answers right here.

You, Inc.

  1. The quality of your brand is the image of you that is portrayed to everyone.
  2. Brand awareness is critical within your sphere of influence and your target market(s).
  3. The keys are: quality and consistency.
  4. Strategic awareness occurs when you are perceived to have distinctive qualities that make your brand stand out as being better than your competitors.

Print Marketing

Being new to the business is not a problem as long as you can clearly sell the benefits of owning your listing and the benefits that your clients will get out of using your services. Print marketing should be part of your marketing plans and may include:

  1. Direct mail
  2. Newsletter
  3. Flyers and brochures
  4. Newspaper or magazine
  5. Direct mail can be powerful and easy to track
  6. A targeted (some say ULTRA-targeted) mailing list is key
    • Try focused campaigns rather than ‘all occupants
    • Your farm area
    • First-time buyers

The distinctions that set you apart from the competition is known as your Unique Selling Point. What makes you different? Using this information can help you set your personal brand apart from your competition and, in the process, bring in more clients to your new real estate business.
