Sure, we all want to get the most bang for our buck when selling a client’s home. But there are a few common pitfalls that cause both sellers and agents to overvalue their properties. Be careful to avoid these 8 common causes of inflated home prices to more accurately assess your client’s home value.

  1. Over improvement

Improvements should be made for enjoyment, not just resale. A seller cannot add an item to a home, select it to their style, use it, and then expect a buyer to pay the original cost.

  1. Maintenance vs. Improvement

A new roof on a 25-year-old home is not an improvement, it is maintenance! Adding a third stall to a two-car garage is an improvement.

  1. Need

An owner’s need for money does not increase the value of the home. Would you pay $5000 more for your next home because the owner needed $5000 more?

  1. Paying more for next house

Values are location specific. High values in the destination do not increase the value of the existing home. Whether you are moving to New York or Alabama, there is no effect on the price of your current home.

  1. Lack of factual data

Base the opinion of value on recent documented sales, not neighborhood gossip. Neighbors can be heard saying, “They got their price.” When in fact, they did get their price, but may have paid $3000 in closing costs for the buyers or $5000 on replacing carpet.

  1. “We can always come down”

Some buyers may offer low, but they will do that at ANY price. Sellers are more likely to successfully negotiate to a fair sale price if the original offering is not over-inflated.

  1. Ego pricing

This is the notion that “My house is better than all those other homes.” The seller may indeed have a superior property, but don’t let their nostalgia get in the way of accurate pricing. It’s also critical to adjust where the home is not superior, too.

  1. Location, location, location 

The golden rule of real estate. Price, terms, condition, and marketing can all be changed. Location will remain the same.

Job Description 

Naples Campus Administrator

We are searching for the right individual to assist us with the part-time administration of our NEW 3,200 sq foot Naples campus located at Marquesa Plaza at 13040 Livingston Rd., Suite 12 (the intersection of Livingston and Pine Ridge Road).
Primary function:
To assist in facilitating a company culture of creating AMAZING experiences for our customers by providing excellent customer service and assisting in marketing of the business through professional and courteous interactions with current and prospective customers. We absolutely LOVE what we do at Larson Educational Services because it is FUN! We need a teammate who wants to share in the FUN!
Candidate Requirements:
  • Trustworthy and honest – will handle cash and credit card payments
  • Flexible availability – our course schedule varies on a monthly basis so the work hours will be different every month.
    • Hours will vary from 20-50 hours per month
    • Work hours will typically be early morning (7:00am – 9:00am) and early evening (5:00pm – 7:00pm)
  • Excellent communication skills – we are in contact with our administrators by phone and email
  • Excellent customer services skills – our administrators are the everyday greeters to our students and our students appreciate a happy, smiling face saying hello to them
Details:
  1. $13-$15 per hour depending on experience

  1. Manage professional appearance of classroom, including layout of chairs and tables, computer, whiteboards, etc.
  2. Manage classroom materials inventory for items such as markers, pencils, calculators, scratch paper, whiteboard cleaner, paper towels, Kleenex, etc.
  3. Manage course materials inventory for items like books, exam booklets, exam answer sheets, handouts, etc.
  4. Light cleaning duties
Customer Service
  1. Manage student registration process on first day of class.
  2. Coordinate with Fort Myers staff for no-shows and customer service phone calls that may need to be made.
  3. Availability to answer student questions or coordinate with Fort Myers staff to get answers to students.

About Larson Educational Services:

Family-owned and operated Florida real estate school Larson Educational Services has had its doors open in Fort Myers since November 2008, but the beginnings of the business date back to the 1970’s.

Rick Larson,  Larson Educational Services co-founder and manager, opened a real estate education company in 1979 in St. Paul, Minnesota, called PROSOURCE Educational Services. The business grew to include real estate, mortgage, appraisal, insurance, securities, contractor, home inspection and computer education.

In 2001, Rick, along with his partner, Joe Coyne, sold the business to Kaplan Professional Schools, a wholly-owned subsidiary of the Washington Post. 

He and his instructors have assisted more than 500,000 professionals to pass their exams and achieve their career goals in real estate, real estate appraisal, residential construction, insurance and mortgage loan origination. 

In 2007, two of Rick’s five sons, David and Brad Larson, approached Rick and talked of starting up a family-owned education company. The only place they talked of operating the business was in Southwest Florida where they had spent countless winter breaks vacationing from school.

After finding a great location to build two classrooms in  Royal Palm Square Shopping Center in Fort Myers in early 2008, Larson Educational Services offered its first Florida Real Estate Licensing class in November 2008, and has since added many new classes and has become very involved in all of the Southwest Florida communities. In March 2010, the Larson’s expanded by adding an additional classroom location at  Horseshoe Park of Commerce in Naples, just North of the Naples Municipal Airport, and in February 2011, the Larson’s began offering courses in Sarasota at the  SpringHill Suites, across the street from the Sarasota Bradenton International Airport.
