How to Use Videos in Real Estate Marketing

Florida Real Estate School

People like videos. While the average Internet user spends 48 seconds on a website, the same user spends close to 6 minutes on a website that has a video. If your real estate website and individual property websites include video, your visitors are likely to stay longer. What do videos help you do for your real estate listings?

  1. Build relationships

Video helps develop familiarity and approachability. If someone can see what you look like, know how you interact, and get a sense of your personality it can put you in control of the first impression you have on them.

  1. Stay top of mind

Having relevant video content, like home improvement or maintenance tips, can help you stay top of mind with your clients even after they buy a home.

Florida real estate school home improvement

Only do the home improvement thing if you know what you’re doing.

  1. Be easy to find

When homebuyers are searching for properties one of the first places they go is online. Having searchable videos will help you and your listings findable. Videos are more likely to generate a first page Google ranking. A video on the first page is more likely to be clicked over other content. To market a listing, use the address as the URL and in the video description.

  1. Grab and keep your prospects’ attention

A visitor to a website with videos will typically stay 6 times longer than sites with no videos. However, videos should be no more than 2 minutes in length.

  1. Be viewed as the local expert

Delivering relevant videos to your current, past, and future clients is a great way to separate yourself from your competitors. If the videos you have are truly helpful, they will increase repeat visits to your site, blog, or social network.

Using professional-looking videos will help improve your search listings and the way potential buyers view your brand.

What is a SWOT Analysis and How Could It Help Your Real Estate Career?

What is a SWOT Analysis and How Could It Help Your Real Estate Career?

Florida Real Estate School

A SWOT analysis is an honest inventory of your strengths and weaknesses as an agent and what opportunities and threats exist for you (professionally).

Florida real estate school

  1. Strengths are your personal assets that can propel you to success. For example, one of your strenghts may be that you have a background in lending and finance.

  1. Weaknesses are those personal liabilities that can prevent you from achieving your goals. For example, one of your weaknesses may be that you have little understanding of technology.
Florida real estate school

This isn’t a job interview; answer your SWOT questions honestly.

  1. Opportunities are environmental factors that are helpful in achieving your objectives. For example, one of your opportunities may be that higher rent prices are causeing renters are looking to purchase real estate as first-time homebuyers.

  1. Threats are environmental factors that are harmful to the achievement of your objectives. For example, one of your threats may be that lenders are not financing your buyers.

Remember:

Strengths and Weaknesses = internal and personal

Opportunities and Threats = external and environmental

Strengths and Opportunities = Helpful

Weaknesses and Threats = Harmful

An honest SWOT analysis can help you better understand where you are as an agent and what you should be doing to improve yourself.

LarsonEd Named Best Family-Owned Business

Earlier this week, Gulfshore Business Magazine awarded their fourth annual Best of Business awards at the brand new Southwest Florida Performing Arts Center. Awards ranged from Best Architect to Best Private Country Club. In the Best Family-Owned Business category, who else but Larson Educational Services came out on top.

Votes were tallied during the months of April and May and, according to LarsonEd founder Brad Larson, the school came out on top “becuase of the support of our current and past students.”

Owners Brad and Dave with the award.

But Larson wants people to know that although this was a Family-Owned Business award, that doesn’t mean this was a Larson-only achievement. “This award goes out to everyone in the company,” says Brad, “not just those with the last name Larson.”

Brad also wants Larson customers and employees to know that he feels like they are all part of the Larson family. “To our intructors, customer experience team, and vendors, I want to say congratulations, because you are LarsonEd,” the owner says.

The LarsonEd team thinks people are drawn to their business not ony for their unique instruction and course materials, but also because they have such intimate knowledge of their products and care for the customer experience.  “We feel the same emotions as our students in regards to their success in achieving their goals,” says Larson. “We feel the jubilation and triumph when someone passes a test, and we also feel the disappointment when things do not go according to plan.”

But, like a family, LarsonEd is willing and able to provide the support necessary to get students to the next step. “And we’ll do it with a smile on our face because we know that we can make a difference in someone’s life.”

The Importance of Proper Pricing–Florida Real Estate School

The Importance of Proper Pricing

Florida Real Estate School

More and more consumers are demanding that real estate sales associates arrive at the walk-through already armed with market information. It’s important to have information about all sales in the immediate area over approximately the past six months. If there have been relatively few sales, you might have to expand the analysis to include similarly desirable areas.

In performing your market analysis, determine the highest price the seller can expect to receive in the least amount of time with the least inconvenience.

Avoid Overpricing

  1. Overpricing reduces the response from advertising
  1. Properties offered for too long become shopworn
  1. Salespeople lose interest after a number of unfavorable reactions

Florida real estate school

Improper pricing can get you dejected.

  1. Overpriced properties don’t compete with other similar properties that are priced lower
  1. Buyers expect more at a high price

Use these cautionary tips to accurately price your clients’ homes.

How Much Does Your Wasted Time Cost?–Florida Real Estate School

How Much Does Your Wasted Time Cost?

Florida Real Estate School

Let’s face it: you waste time. We all do it. You’ve set aside a morning or afternoon to get some real work done and before you know it you’re sitting on Netflix on a 6-episode binge of Gossip Girl. But what’s the true cost of wasted time when you’re a real estate agent (or any other self-employed person for that matter)? It’s important for you to ask yourself what your goals are related to time.

How many hours do you plan to devote to real estate?

How many hours do you want to spend NOT working?

Here’s a good way to judge the value of your time.

Florida real estate school

How much is your wasted time costing you?

After looking at this chart, how much does every hour wasted cost you? If you make $50,000 a year, for example, you just spent $150 watching those 6 episodes of Gossip Girl.

Be honest. How do you waste time? Consider how much time is spent in non-productive activities and consider replacing them with something productive instead.

Don’t be like this guy. Forget about the socks, just use your time wisely!

5 Habits of Successful Real Estate Agents

5 Habits of Successful Real Estate Agents

Successful real estate agents come in many different styles, but they all share one common trait: desire. They all want to meet prospects and expand their sphere of influence at every opportunity they get.

Here are 5 habits that separate the truly successful superstar agents from the competition:

They keep up with technology

The best agents are always up-to-date on the latest technology trends, and this includes digital marketing. Search Engine Optimization (SEO), meaning how easy it is for your potential clients to find you and your listings, is constantly evolving. If you aren’t keeping up with the most recent search engine algorithm updates from Google, then you’ll be left in the dust by a superstar agent who is.

TIP: Did you know that some agents are effectively using camera drones to capture stunning imagery of their listings? Don’t be afraid to think outside the box when it comes to utilizing technology to improve your odds of success.

They communicate effectively

The best agents respond to phone calls, texts, and emails with lightning quick speed. Why? Because they know that if they don’t snatch up a prospect, some other more attentive agent will.

Be the agent who answers questions and follows up with clients all the way through the transaction. By being accessible, you can make your client feel important and cared for, which is good for both of you.

Mold your communication medium to the needs of each client: if they like to text, then text; if they like to talk on the phone, then call.

Great network

Don’t be intimidated by agents who are more successful than you. Indeed, the best way to become better is to spend time with successful people and pick their brains.

And of course the top agents know more than just other agents—they know the best contractors in town, the best lenders, the best insurance providers, etc.

The larger and more successful your sphere of influence is, the more successful you’ll be.

They know their market

Expert agents know the ins and outs of their target area. They’re able to tell prospects which schools are the best, where the local hot-spots are, and the unique selling points of their area of expertise (that’s why top agents are often referred to as “neighborhood experts”). The top agents will also know how long houses have been on the market and which ones sold recently and for how much.

They invest in themselves and their business

The best agents are always learning. Complacency will rot your business from the inside out, even if you think you’ve made it to the top already. Always improve your business with material upgrades. And don’t forget about your own well-being while you’re at it.
